Roof sealant

A roof sealant is a protective coating applied to the outside of the roof. It helps keep water out and protects the roof covering from the weather. A coating works best on a roof that is sound, so we survey the roof first and repair it where needed.

Rows of dark grey roof tiles

When roof sealant helps

  • Tiles or slates are porous and let water soak in
  • The roof surface is weathered but still sound
  • You want to protect the roof before or after fitting solar panels
  • Moss and algae keep coming back

When it is not enough

A coating does not fix broken tiles, slipped slates, failed flashing or a damaged felt layer. If our survey finds these problems, we repair them first or tell you what the roof needs. We do not coat over a problem.

What is included

  • A roof survey from safe access equipment
  • Repairs to tiles, slates or flashing where agreed
  • Cleaning the roof and treating moss and algae
  • Applying the sealant in dry weather
  • A check of gutters and downpipes when the work is done

We clear the site and check the drainage.

Questions

Can you coat a roof that has solar panels?

We plan the work around the panels. Where needed, our solar team can lift and refit the panels so the whole roof is treated.

What if the weather turns?

Sealant must go on a dry roof. If rain is forecast, we move the work to the next dry day.
